House prices: in 2015 down by 2.4% according to ISTAT. In the fourth quarter of 2015 only lost 1% – Il Sole 24 Ore

In 2015, house prices fell by 2.4% compared to 2014 (when the average annual change was -4.4%) and less than 1% when considering only the fourth quarter last year. Between the fourth and third quarters of 2015, prices fell only 0.2% instead. He says the last ISTAT survey. An even decreasing trend, then, but he sees a further slowdown of negative values.

According to the statistical office, in fact, “the progressive reduction of amplitude-year fall in house prices is also confirmed in fourth quarter of 2015, mainly due to existing homes, whose prices, after -2.8% in the third quarter, reported a 1% decline in the fourth. I of new housing prices fell year on year by 0.5% (from -0.9% in the third quarter). “

The 2.4% decrease is attributable to a decline of 2, 8% of the existing housing prices (after -5.2% in 2014) and 1.3% in the prices of new ones (was -2.2% in 2014) .However, the Institute points out, compared to 2010, house prices are down 13.9% (-1.2% for new homes, existing -18.9%).

for the current year, the majority of analysts do not envisage a change of scenery, but a continuation of the trend that is leading to a stagnation of prices. These are delaying it to adapt to the resumption of sales, grew 6.5% in 2015, mainly due to greater ease of access to loans, but also precisely that prices now have lost 20-25% compared to pre periods crisis. A situation that still is not surprising in an economic environment to deflation limits.

According to some traders, however, an increase is already underway in the first few months of this year. The Observatory idealista.it, for example, in the first quarter recorded an increase of 0.5% in prices compared to the previous year, despite a 3.8% over the same period of 2015.
